Condominiums - What Is A Condo?

Owning a condominium is a cross between living in an apartment and owning your own home. Typically "condos" are renovated apartments or townhouses although sometimes they are built from scratch. The word condominium does not describe the type of structure. It simply describes the legal ownership of the property. Any apartment complex or other multi-unit structure can "'go condo", which means that current occupants must either move out or purchase their unit outright from the condominium association.

Condo owners generally own everything from their walls inward and share common areas like the pool, courtyards, club houses and elevators. When these common areas need repair it is the responsibility of the condo association to have them fixed. The association also handles the ground maintenance like mowing and sprinklers. They also handle the roofing, and exterior painting of the buildings. Owners are required to pay monthly maintenance fees or association dues which help to pay for these repairs and maintenance. Additionally owners might have to pay special assessment fees for larger maintenance problems.

Owning a condo is great for those people who don't like the general maintenance associated with home ownership. There are no lawns to mow, no exterior painting or pools to clean. You can still build equity in a condo just like a home, and selling a condo is much like selling a home. Condominiums are much cheaper to purchase than a single dwelling residence since you don't have to pay for the acreage or lot.
